Overview

We are looking for a Full time Chief Building Engineer for a commercial office building in Honolulu, Hawaii 96813 (Downtown Oahu). The role requires hands-on maintenance experience, including troubleshooting, project management, HVAC, plumbing, and electrical. The ideal candidate is a highly organized manager with strong multitasking, administrative, and people-management skills, excellent communication abilities, and a proven track record of working effectively with customers.

Key Responsibilities
  • Manage overall site and project activities, including personnel performing the work.
  • Establish work performance standards and standard operating procedures (SOPs).
  • Elevate major issues to executive management within 24 hours of occurrence.
  • Maintain good time management and minimize time required to complete work. Keep logs of errors as required.
  • Foster strong working relationships with customers, vendors, contractors, and team members to promote a cooperative environment.
  • Correct performance issues for personnel, technology, and processes.
  • Maintain budgets and standards for the site; external vendor work must be approved by the property manager.
  • Participate in all defined account status meetings.
  • Periodically inspect all aspects of the site to ensure premises are aesthetically attractive and well maintained.
  • Manage inventory and equipment usage.
  • Troubleshoot and correct maintenance, mechanical, or electrical errors. Act promptly to eliminate potential hazards and maintain safety compliance.
  • Train security personnel on technical operations: fire alarm, building security, irrigation sprinklers, light outages, and additional safety equipment.
  • Conduct daily checks of cooling towers, chillers, pumps, compressors, and all mechanical equipment.
  • Perform periodic checks of air handlers, exhaust fans, timers, and related systems.
  • Maintain and monitor work schedules and timesheets.
  • Create, prepare, edit, and approve reports on account status as requested or within defined time periods.
  • Write and issue discipline letters, following HR concurrence, to correct employee behavior and performance.
Skills and Requirements
  • High School Diploma, GED, or equivalent (College degree in engineering, business, or related field preferred).
  • Previous management/supervisory and engineering/maintenance skills are required.
  • Excellent attention to detail.
  • Excellent public relations skills and strong oral and written communication abilities.
  • Knowledge of basic building maintenance and proper use of power tools.
  • Availability to work 24/7: on-call, weekend work, and assistance with emergency calls/projects as needed.
  • Capable of lifting 50+ lbs., standing for extended periods, stretching, kneeling, bending, crawling, and climbing.
  • EPA universal certified.
  • Must have a valid driver's license.
Schedule

Monday to Friday, varying 7?am - 4?pm.
(On-call 24/7 to respond to emergencies after hours, weekends, and holidays)

Compensation

$100,000?per year
