The Associate Vice President, Revenue Management is responsible for developing and executing data-driven pricing strategies across Jones Street's multifamily portfolio. This role ensures that rents are aligned with property-level business plans, market conditions, and portfolio financial objectives. Reporting to the Director of Asset Management, the Revenue Manager works closely with Asset Management, Investments, Marketing, and Property Management to understand operational and market dynamics and to communicate pricing strategies clearly and consistently for the portfolio.
Responsibilities
- Develop, implement, and maintain rental pricing strategies and optimize lease expirations for all communities within the portfolio.
- Analyze market conditions, competitive landscape, historical performance, and demand indicators to recommend optimal pricing and lease-term strategies.
- Monitor weekly and monthly pricing performance, occupancy trends, renewal behavior, and revenue forecasts; adjust pricing recommendations accordingly.
- Manage the revenue management software, including modeling pricing scenarios, maintaining pricing rules, interpreting system recommendations, and ensuring accurate data inputs.
- Prepare and present regular reporting to Asset Management, Investments, and Operations regarding pricing decisions, expected performance, and variances.
- Partner with Operations to ensure on-site teams understand pricing outcomes, software recommendations, and seasonal demand patterns.
- Conduct ongoing competitive market analysis, including rent surveys and comp-set reviews.
- Support annual budgeting and reforecasting processes with pricing assumptions and revenue projections.
- Identify risks and opportunities related to rent growth, occupancy, and market shifts; recommend mitigation strategies.
